About Solaya
Solaya is a gated beachfront community of 234 residences in nine buildings on the Jumeirah coast, next to J1 Beach. It offers two- to five-bedroom residences, garden residences with private pools, four-bedroom duplexes and penthouses. Meraas is developing it with Brookfield Properties. Foster + Partners designed the architecture, 1508 London the interiors. Handover is planned for June 2029.

Beach
The Beach Pool and the Sunset Pool both face the sea, and children have their own pool and play area. Residents walk from the gated grounds straight onto the beach, where loungers and food and beverage service are waiting.
Restaurants and shopping
J1 Beach is Solaya’s neighbour: thirteen restaurants and beach clubs, among them Sirene Beach by Gaia, Gigi Rigolatto, Bâoli and African Queen. For shopping, City Walk and The Dubai Mall are a short drive away.
Wellness
The spa has a sauna and treatment rooms. The gym, a fitness studio and a yoga deck are inside the community. A personal trainer, a salon visit or a spa treatment can be ordered as an extra service.
Service
Meet guests in the residents’ lounge, with its own service. The concierge, doorman and porter, valet parking and 24/7 security come as standard for every resident.
Leisure
A cinema for residents and spacious meeting rooms are part of the community. A film night or a business meeting happens without leaving the community.
Privacy
You arrive through a private gate, and a buggy takes you to your building. The lift opens into your own lobby. Staff use separate service lifts.

A property purchase of AED 2M or more lets the owner apply for the 10-year UAE Golden Visa. It also covers the spouse and children. Residences at Solaya are above that level.
The UAE has no tax on owning property, on rental income or on the gain from a resale. What the property earns stays with the owner.
Meraas handed over every completed project on or before its planned date. Two current projects are past their planned date.

Solaya is developed by Meraas in collaboration with Brookfield Properties. Meraas has completed 122 projects, each handed over on or before its planned date, and has 2 current projects past their planned date.
Brookfield Properties is a global developer and operator of real estate. It runs more than 1,100 properties and over 395 million square feet of offices, homes, retail, hotels and logistics for Brookfield Asset Management, one of the largest asset managers in the world. At Solaya it is the partner of Meraas.
Foster + Partners, the studio founded by Norman Foster in 1967, designed the architecture. 1508 London designed the interiors. Grant Brooker, Head of Studio at Foster + Partners, describes it as “a place where you can sit on the balcony, feel the breeze and listen to the waves lapping gently onto the shore”.

Two-bedroom residences measure 1,982–2,308 ft² (184–214 m²), three-bedroom 3,112–3,873 ft² (289–360 m²), four-bedroom 4,309–5,349 ft² (400–497 m²) and five-bedroom 6,987–9,026 ft² (649–839 m²). Garden residences measure 5,722–6,897 ft² (532–641 m²), duplexes 5,209–5,663 ft² (484–526 m²) and penthouses 11,567–17,793 ft² (1,075–1,653 m²). These are total areas, terraces included.
The payment plan at Solaya is 60/40 with no interest: 20% on booking, four instalments of 10% during construction and 40% on handover. Your instalment dates are set when you book. Handover is in June 2029.
