Dubai and Abu Dhabi, joined by train from 30 September.

Dubai and Abu Dhabi are joined by train from 30 September, the opening date of Etihad Rail's Dubai station.

What is new

The UAE's national railway has carried passengers between Abu Dhabi and Fujairah since 30 June. 30 September is the opening date of the Dubai station and of Al Dhaid in Sharjah. It sits beside Jumeirah Golf Estates on Sheikh Mohammed Bin Zayed Road, a few minutes from the Metro station of the same name, and a footbridge will join the two. The network is planned to connect 11 cities and regions, from Al Sila in the west to Fujairah in the east.

Why it matters for property

A transport link moves prices when it makes a busy journey easier. Dubai to Abu Dhabi is the busiest in the country, for business, meetings and family. Homes near a station on that line become easier to rent and easier to sell.

Our read

The communities around Jumeirah Golf Estates and along Sheikh Mohammed Bin Zayed Road are the ones to watch over the next year. We are wrong if fares and frequency make the train a rare choice over the car, in which case the station is a convenience, not a price driver.

The catch

Announcements are priced in early. The time to look was before the opening. Now the question is building by building: what it rents for today, not what the station might add.

Looking near the line? Ask us what the buildings there rent for today.
