Looking at JVC? A metro is coming. In 2032.

Looking at Jumeirah Village Circle (JVC)? Dubai's new Gold Line metro will stop there. It opens in September 2032.

What was approved

In April the Ruler of Dubai approved the Metro Gold Line, the city's first fully underground line. About AED 34 billion, 42 kilometres, 18 stations. It runs from Al Ghubaiba through Mina Rashid, City Walk, Business Bay, Mohammed Bin Rashid City, Nad Al Sheba, Meydan, Al Barsha South and JVC, and ends at Jumeirah Golf Estates, where it meets the new Etihad Rail station. Opening is set for 9 September 2032. The government expects it to serve more than 1.5 million people by 2040.

Why it matters for property

A metro station within walking distance makes a home easier to rent, to more kinds of tenant, and easier to sell. Most of that value shows up close to opening, when people can actually use the line.

Our read

JVC stands out. It is one of Dubai's most traded rental areas, and today it has no metro station. A direct line to Business Bay and the old city could change who rents there. Al Barsha South and Jumeirah Golf Estates gain too, with a link to Etihad Rail at the end of the line.

The catch

2032 is six years away, and big projects can slip. Do not pay today for a station that opens in six years. Buy on the rent and the price that stand on their own now, and let the line be the upside.
