Why smaller earns more
Rent does not grow as fast as size. A second bedroom adds a lot to the price and less to the rent.
Our read
On paper, the studio wins. In practice, studio tenants move more often, so a studio sees more empty weeks, more agency fees for new tenants and more wear. A one-bed usually earns almost as much and keeps its tenant longer. A two-bed suits you if you want the steadiest tenant, a family, and can accept a lower yield.
The catch
These are gross figures, before service charges, which are charged per square foot and weigh more on small units. And in Business Bay, 3,170 new studios hand over by December, which will press studio rents there this winter.
