The facts, from the RTA:
- 30 km of track, 15.5 km underground and 14.5 km elevated
- 14 stations, three of them interchanges: Al Jaddaf, Al Rashidiya, International City 1
- Districts served: Al Jaddaf, Dubai Festival City, Dubai Creek Harbour, Ras Al Khor, International City, Dubai Silicon Oasis, Academic City, Mirdif, Al Warqa, Al Rashidiya
- Dubai International Airport in 20 minutes from the far end of the line
- Construction started June 2025. 10% by November 2025, 26% by 5 September 2026
- Opening targeted for 9 September 2029
Why this matters if you are buying for return.
Most of these districts are mid-price and tenant-heavy. For a tenant, a station within walking distance is the difference between a car and no car. Along the Red and Green lines, that has supported both prices and rents over the years. It does not happen on the announcement. It happens as the line becomes real, and the districts closest to opening move first.
What we do with it. We track sale and rent prices in each of the nine districts from now, quarter by quarter, so that when a client asks whether the Blue Line is priced in, the answer comes from transaction data and not from a brochure.
If you hold or are considering property in one of these districts, book a call. 20 minutes on your budget, objective and timeframe.
