Why this matters if you are buying for return.
Palm Jebel Ali pulls the western edge of the city out into the sea. The communities between it and the mainland, Jebel Ali Village, Al Furjan, Discovery Gardens, Dubai South, sit on the way to it. That corridor is where a second-order effect lands first: staff housing, contractors, then hotel workers, then the families who follow.
Therme Dubai is smaller and closer. It gives Zabeel and the older districts around it, Karama, Oud Metha, Bur Dubai, a year-round attraction they have never had. Those are ready, low-rise, tenant-heavy areas where a reason to visit changes rental demand.
The rule for both. A project this visible gets priced on the announcement. Some of the future is already in today's asking price, and the amount differs building by building. We measure it from transactions, not from renders.
