What the market already shows
A new one-bed lease in Business Bay costs AED 87,000 this year, 8% less than in 2025. Renewals are still rising, which is typical of a market where new supply sets the price first.
Why so many studios
Business Bay borders Downtown and the Burj Khalifa district, one of the most popular areas in Dubai for short-term rental, busiest of all over New Year. Developers there build high-rise towers of studios and one-beds for holiday-home investors, and very few two-bedrooms.
Our read
Thousands of small units arriving at once means their owners will compete for tenants through the winter, and the first months of each new building usually go to whoever cuts rent fastest. If you own a studio or one-bed in Business Bay, expect a longer wait between tenants. If you are buying there, this supply is your negotiating power, and a two-bedroom, which faces far less new stock, is the steadier rental.
The catch
These are the developers' stated dates, and handovers in Dubai often slip by months. The pressure may reach the market in spring rather than December. It does not disappear.
