The largest clusters, October to December 2026, by developers' stated dates
- Business Bay: about 7,400 homes, led by Binghatti Skyrise and Al Habtoor Tower
- Dubai Marina and Dubai Harbour: about 1,400, Emaar's Address The Bay, Marina Shores and Beachgate, and LIV Lux
- Downtown: about 1,300, Emaar's St. Regis Residences and Binghatti's Mercedes-Benz Places
- Mina Rashid: about 1,200, Deyaar's Mar Casa, Select Group's Nautica One and The Pier
- Palm Jumeirah: about 1,100, three Nakheel Palm Beach Towers
Who fills them
Dubai adds about 23,000 residents a month, 161,000 in the first seven months of this year. People keep choosing it as a place to live and work, and every new tower lands in a growing city.
Our read
New supply does not sink Dubai rents; the city grows into it. What it does is press new leases in its own area for a few months, on the unit sizes it has most of. Look at supply next door, not across the city.
The catch
These are the developers' stated dates, and in Dubai they often slip, so part of this lands in spring 2027.
