The numbers, median price per square foot across Dubai
- Villas: AED 704 in 2020, AED 1,347 in 2025, up 91%
- Apartments: AED 1,105 in 2020, AED 1,732 in 2025, up 57%
- 2026 so far: villas up about 6% on 2025, apartments down about 1%
Why villas pulled ahead
After 2020, many families moved to Dubai or upgraded within it, and wanted space, gardens and a quieter street. Developers build far more apartments than villas, so the villa market had less to offer each new buyer. Established communities, from Arabian Ranches to Dubai Hills and the Springs, felt it first.
Our read
If you want your money to grow through the price, villas have been the better bet, and they still are this year. If you want rent, flats usually earn more of their price each year, and far more tenants can pay for them.
The catch
A villa costs more to keep: garden, pool, air conditioning, repairs. And several large villa communities are handing over new homes, which can slow the price gains.
