The numbers
The Dubai Statistics Center counted 4.58 million residents at the end of 2025. Its population clock showed 4,741,335 on 30 July 2026: about 161,000 more in seven months, or roughly 23,000 a month. These are people who live in Dubai, not visitors. During the working day, the number of people in the city rises to about 6.4 million.
Why it matters for property
Every new resident needs a home, and most start by renting. That demand is what the new towers are built for.
Our read
It is the reason supply waves in Dubai slow rents rather than break them: new buildings land in a city that keeps growing. It also explains where rents hold best: in the areas close to jobs and transport, where newcomers look first.
The catch
Growth is not a straight line. The population dipped during the conflict earlier this year and came back within months. Plan for the pauses, and do not buy on the assumption that every year looks like this one.
