The numbers
- Sales: 13,426 so far in 2026, against 9,957 in all of 2025 and 2,086 in 2022
- Apartments: median price AED 860,000, gross yield about 8%
- New one-bed lease: AED 58,000, flat on 2025
- One-bed renewal: AED 59,900, up 20%
Why buyers come
Price first: a typical flat costs well under a million, less than in most established areas. Then the location: Dubai South surrounds Al Maktoum International Airport, which the government plans to grow into the city's main airport, and the jobs and transport that come with it.
Our read
The rise is real, and renewals jumping 20% say tenants who are there want to stay. For a buyer with under a million, it is one of the few areas with a gross yield near 8%.
The catch
93% of this year's sales there were off-plan. That means thousands of new homes will reach the rental market in the same few years, and new leases are already flat. Buy a unit that is handed over, or close to it, so you rent before the wave, not into it. And plan to hold: the airport's growth is a long story.
