New or ready? In JVC, new costs about 20% more.

Off-plan or ready in Jumeirah Village Circle (JVC)? A new off-plan flat costs about 20% more per square foot than a ready one this year.

The numbers, JVC apartments, 2026 so far

  • Off-plan: AED 1,550 per square foot, median price about AED 1.07 million
  • Ready, resale: AED 1,280 per square foot, median price AED 900,000
  • On a 750 square foot one-bed, the gap is about AED 200,000

What the extra buys

A new building, finished to today's standard. A payment plan that spreads the price over construction, so you pay in stages. And commission 0%.

What the ready flat gives you

A lower price, and rent from the first month. You can see the building, the neighbours and the view before you buy.

Our read

The premium is the price of time and newness. If you need to spread the payment, or want a building you are the first to live in, it can be worth it. If you are buying for rent, the ready flat usually wins: it costs less and earns from day one, while the off-plan flat earns nothing until handover.

The catch

The gap is not fixed. When many new buildings hand over in the same area, as in JVC through 2027, fresh resale stock pushes ready prices down and can widen it further.
